It's a starting point, not the final word. The numbers on the major real estate sites are pulled from algorithms that don't know the difference between a beautifully maintained 1960s ranch and the same square footage with a leaking roof. My report uses recent comparable sales in your area and factors in current market conditions. If you're seriously considering selling, the most precise number comes from walking through your home together.
